I think you need to do a lot more research before you do anything. Even if that means renting for a year to get the feel of the area you are looking at buying. The best thing with rural property is the prices don't rise as much as Melbourne so you have plenty of time. Absolutely agree with this adv...

I've been told the higher the ethanol (the cheap stuff), the longer the shelf life.
However, I've learn 2 things here...petrol goes off quicker in a ventilated boat tank & fuel companies are using less additives and fuels goes off quicker. (never used fuel stabliliser before, might be time to start)
