Nice thing about that area is ,most time u can catch fresh mullet at the ramp for bait.

Very nice of you to share your experiences with us keen fishos. I've got a question if you don't mind. what is your preferred length of leader from swivel to hook? - the one seen on the 4th picture.

40cm to 80cm depending on how snaggy the bottom is, shorter if snaggy & longer if the ground is clear.
