Hi All,
I’m planning to build a double story house with one of the big builders.
Something like the Henley Emporio 34.
Looking to hear from those FV members that have completed a build, their thoughts and what to look out for.
I’m also think there will be a few FV members that are working / have worked in the industry. Your thoughts.

Back in 2010 we went thru mimosa home ,we really liked a metricon house ,but they we're 20 grand dearer for same square size house.
Who ever u build thru get stage i.e slab,frame get it checked n ticked off by a independent building accessor...

I worked for Henly for 15 years when they first started up,they were crap and cheap now they are one of the best.Yes i recommend.

I build for myself now days but used to supervise for a couple of those majors. All those that you mentioned have got good processes in place to build a quality home but the reality is the finish of your home will be determined by the supervisor looking after your build. If he cares and is one the ball you'll get a good house, if his on his way out and about to move companies which is very common in this high turnover role you'll get a mediocre home.

What Robbie said is true, it depends on the supervisor. You need to visit the site often and make sure all defects are fixed while the build is in progress, it is a total PITA getting stuff fixed after you move in. If the builder does not allow this use someone else. Also they will try to front load the progress payments so at completion they have most of the money which limits your leverage somewhat.

One thing I can recommend you do is opt for dual power outlets in each room. And as mentioned already get an independent building surveyor to inspect at each stage.

X2 more power points and b4 keys r handed slowly go thru house putting stickers on defec's.
Grab few mates to help go thru house.

It's simple if you have a good supervisor and a set of good trades you may get a good job. But it also depends on how much a supervisor is allowed to pay for good tradesmen.Most of the stickers your talking about the tradesman takes them off if he thinks the defect is not that bad.If it were me building a new house i would go with a builder that has there own money and is well known and give supervisor and all important trades a slab and not pick on every little defect till the job is complete.Good luck.
